The Minton: Ideas and Renovation – 5

Doing a post on our project scope for The Minton since visitors queried, and also it’s great for my own collective memory in years to come what was going on in our heads when we planned for our new home! Some caveats first:

We’ve based our planning on projected measurements. We wrote to the Developer some months ago asking for a floor plan with precise measurements, but were told we have to go through our lawyers for it. That might have meant fees (we didn’t inquire) so we didn’t take that option. I did work out a probable set of measurements for our unit, and cross-checked it against other forthcoming neighbors who’d done the same.

I didn’t visit our specific unit type, and was inside the open unit in July for just a few minutes – so didn’t take a hard look at the finishing, already installed appliances, ceiling types etc.

When speaking to ID firms, it’s important to at least start thinking about project scope, or essentially a list of what are the items you’ll want the appointed company later to work on: what will be supplied, designed, and/or installed. Equally important too is to have an operational budget, and not to too readily tell the ID this budget – give yourself a buffer of at least 10%, and provide that lower number to the ID and ask them to work within that.

So here’s one version of our project scope, generalized to make sense to visitors who might be less familiar to the specific unit type we’ve purchased. It’s a pretty functional list without the kind of trimmings one reads about in showcase homes featured in ID magazines. Our scope is also still getting refined (and shorter) the more we think through what we’re really wanting against the budget that we’re working with too.

This doesn’t include a whole bunch of other items, including:

  • Additional fittings done by independent contractors (basically grills, curtains, Walk-in-wardrobe)
  • Electrical fixtures, furniture and appliances

For this version of the Project Scope, quotations worked out to roughly about $35K to $40K ballpark including approximated electrical installation charges) and the optional items. The quotations can fluctuate a bit too on one’s requirements for the big ticket items – e.g. feature walls, brick walls, and cabinets.

  3. Hi CY, Thanks for the post, looking at the items, I can roughly figure out what need to be done for my unit. I’m going to meet 1 ID firm, my budget is less than 20k… hopefuly they can work something out :)
